What goes into a sunroom addition, and what sets the price?
A sunroom addition in Mead Valley, CA is an enclosed room with windows or screens built onto your house. It can be a simple screened room or one you heat and cool and use all year.
Most people who call me have a patio, deck or slab out back that they hardly use, and they want a real room out of it. The size of the room, whether it needs a new foundation and whether you'll heat and cool it move the price the most. The schedule mostly depends on the design and on whether we can build on what you already have. Once I've seen your house, I'll put your own figure in a written estimate.
How do you know your house could use a sunroom?
Patio nobody sits on
The chairs are out there, but it's too hot at midday and too buggy or dusty in the evening, so nobody uses them. That usually means the space needs walls and a roof more than new furniture, and every season you wait is another one it goes unused.
Everyone crowded into one room
If the whole family ends up in the same room every night, the house is short a room, not just short on space. A sunroom adds a bright room on the side of the house you already have, so you're not paying to move just to spread out.
Slab or deck showing age
Wide cracks in the patio slab or soft deck boards are worth noticing before anyone talks about a room on top of them. Usually it means we'll look hard at a new base, and the longer it waits, the longer water keeps working at it.
Two room types to compare
Four season sunrooms
For an office, guest space or family room you want comfortable in July and January alike.
Three season sunrooms
For a bright, sheltered spot to sit out of the bugs and wind when the weather is mild.
How we build a sunroom addition
Before I draw anything, we sit down and work out whether this room needs heat and AC, because that one answer decides the windows and the insulation. Insulated windows and insulation in the walls, floor and roof go in much more easily while the room is being built, and adding them later often costs more, so we settle it up front. Next I measure, check the slab, deck or cover you have now and draw the room to fit your house. Then our crew sets the base, frames the walls, ties the roof into your house so water runs off instead of in, and sets the windows or screens.
If you want the room comfortable all year, start with our four season sunrooms. If shade and fresh air on mild days is enough, our three season sunrooms are the simpler build, and I'll explain both at your table before you pick.
Four season room
This suits you if it will be an everyday room, like an office, a dining spot or a place the kids play when it's too hot outside. It's the bigger build because it carries the heat, the AC and the insulation.
Three season room
This suits you if you mostly want to get out of the wind, dust and bugs on mild mornings and evenings. It's a lighter build, and it works well when the room is for sitting in rather than living in.

The owner does your estimate
I do the first visit, the measuring and the written estimate myself, and then our own crew does the build. That way the person who planned your room is the one you call with questions.
Years of commercial window work
I installed commercial windows and storefront glass for years before I started building sunrooms in Mead Valley in 2021. A sunroom is mostly windows, so I'm picky about how they're set and sealed.
Licensed in California, fully insured
We're licensed and fully insured, so the work on your house is covered while our crew is on it. I'm glad to show you both at the kitchen table.
Based in Mead Valley itself
We're based in Mead Valley, which is unincorporated Riverside County, so on most jobs here we work with the county. We also build in the cities around it, like Perris and Menifee, and if your city isn't listed, ask us.
On a sunroom addition, the heat and AC question matters more than anything else, so tell us how you'll use the room and we'll start there.
What happens after you call about a sunroom addition?
Call or send a message
Call (951) 418-3035 any day of the week or send a message through the form. We'll set up a time for me to come out.
I measure and explain options
I measure, look at the slab, deck or cover you have now and walk you through the room types with your use of the room in mind. Then you get a written estimate for the room we talked about, so you know what you'd be paying for before you decide.
We take care of permits
When your job needs a permit, we prepare and file the application with the county or city office that covers your address. We also schedule the inspections and meet the inspector, so you don't have to be the go-between.
We build, check and walk through
Our own crew builds the room, and I check the work at each stage. At the end, we walk through it with you so you know how to care for it.
Common questions
How much does a sunroom addition cost near Mead Valley, CA?
A sunroom in the Riverside area usually costs about $95 to $200 per square foot. Larger rooms that need a foundation and come with heating and air conditioning sit toward the top of that range. Your written estimate after I measure gives you the figure for your own room.
What is the difference between a four season and a three season sunroom?
A four season room is heated and cooled and has all weather windows. A three season room has no heating or cooling and uses uninsulated windows or screens. Those are the names cost guides and the industry use, not code terms, so I'll spell out exactly what goes into your room on the estimate.
How do I apply for a sunroom permit in Mead Valley?
Riverside County's building department issues building permits for Mead Valley, and it accepts all types of permit applications online through its PLUS portal. The county's list of projects that need permits names room additions and patios rather than sunrooms, so check with the county about your specific room. California's Energy Code also sets efficiency rules for additions to existing homes, not just for new houses. The filing is the part we handle for you.
Does my sunroom contractor need a California state license?
Almost always. California requires a Contractors State License Board license to build or alter a structure when the job needs a building permit, uses additional workers or costs $1,000 or more in labor and materials. It's also fair to ask which license class a contractor holds, because under state law a general building contractor's main business is structures that take at least two unrelated building trades.
What causes a sunroom built on an old patio slab to leak?
Usually it's the slab itself, because buckles and cracks under the room can let water in later. One sunroom maker's installation guide prefers a new slab or deck. It accepts an existing slab only when it's in "like new" condition and says numerous buckles or cracks make it unsuitable. I look at your slab on the first visit and tell you plainly whether I'd build on it.
Is a screened porch the same as a sunroom?
Not quite. A screened porch or patio has screens only, with no windows and no heating or cooling. A sunroom is the broader name for an enclosed room with windows or screens, and it covers everything from a simple screened room to one you heat and cool. If bugs are your main complaint, a screened room may be all you need.
